design/build remodeling as simply the
ability to produce the drawings for your project and then construct from
those drawings. We at Leamy Construction, Inc. believe that design/build
should be much more than that. Each project is designed for the individual
customer and satisfaction with the completed project is the primary goal.
Working together with you during the design process is one of the best ways to assure your
satisfaction, and we work with you until we have what you want. Another
major benefit of design/build is that it makes the design phase much more
efficient by bringing the budget into the picture from day one. Together, we
will develop a design that works with your wishes, ideas, lifestyle,
existing home and budget.
Being in the remodeling business since 1977 helps bring an extensive
knowledge of
materials and construction techniques to the design/build process. This adds
value to the project by helping to select the right materials and
construction methods for your project. This helps to avoid the unnecessary
expense of labor intensive installations and materials that are unsuitable
or have proven to be unreliable.
Our service starts with your very first phone call to our company. During
our business hours of Monday through Friday 8:30 am to 5pm you will be able
to speak directly with someone in our office. We will briefly discuss the
project, get some basic information and set up an appointment to look at
your home.
At our first meeting we will discuss your basic project, ideas and
budget. We will show before and after pictures of past projects and discuss
basic costs and fees for design work, building permits and so on. We will
take some basic measurements and a few digital pictures of the project
location. The first meeting usually takes between an hour and two hours,
depending on the project. With this information we can prepare a preliminary
estimate
Once the preliminary estimate is done we will call you to set up a second
appointment. At the second appointment we will review the preliminary
estimate and discuss the project in more depth than at the first meeting. We
may have a few hand drawn sketches but no design plans. Most people are able
to decide at this point, with the information provided, if they are ready to proceed to the design
stage.
When you are ready to proceed to the design stage we will sign a design
retainer agreement, take in depth measurements and start designing your
project. The design process usually takes 3-5 weeks, again depending on the
project. During
the design process we will have meetings with you to review the current
design stage and any updated specifications.
Our ability to show accurate drawings and renditions comes from the CAD
software program that we use. After taking measurements of your existing
house we use them to create design plans and start specifying materials. As
the design progresses we can produce CAD pictures, called renderings, which
will allow you to see what the project will actually look like. You can see
different ideas and solutions applied to your project, making selections and
decisions faster and communication much easier. If you have a project that
can be viewed from outside, such as an addition, we can even show you what
it will look like at night with the lights turned on.
As the design is refined, so is the estimate, until we have finalized
plans and a contract ready price. The construction documents are prepared,
including the finalized design plans, remodeling contract and job
specifications. With the signing of these documents we are ready to start
the construction process. After receiving any necessary permits and
approvals we can start actual construction.
